A question we hear a lot at this time of year goes something like this: “We’re thinking of selling after Christmas — is it too early to talk?” Our honest answer is always the same: no, it’s just about right. And if anything, a few of our clients wish they’d picked up the phone a little sooner.
The rhythm of the Formby and Southport market has a particular shape to it. Properties that come to market well-presented in late January or February tend to attract the most motivated buyers — people who have made a decision over Christmas and are ready to move. That window before the Easter school holidays is genuinely valuable, and it closes faster than sellers expect. Once families hit the holiday lull, the pace changes.
Working back from a February launch, you need photography done in decent light, any cosmetic work finished, and the legal paperwork in order. That realistically means starting in October. Not in a panic, but in a calm, methodical way that leaves room to do things properly.
There’s also something specific about our coastal and pine-woodland setting that makes autumn preparation more important here than it might be elsewhere. Salt air off the Irish Sea is hard on render, timber windows and garden fencing. Pine needles find their way into gutters with impressive efficiency. A property on the edge of the pinewoods or close to the shore in Ainsdale or Hightown can start to look weathered quite quickly if it isn’t kept on top of. A fresh coat of paint, cleared gutters and a power-washed path make an enormous difference to kerb appeal in photographs — and to the impression a buyer forms before they’ve even knocked on the door.
Inside, it’s worth thinking about how the house will feel during winter viewings. A boiler that fires up reliably, radiators that heat evenly, windows that don’t rattle in a westerly — these things matter to buyers who are visiting on a dark Tuesday evening in February. They notice, even if they don’t say so.
None of this requires a major renovation. In our experience, the sellers who achieve the best results in the L37 and L38 postcodes are the ones who give themselves time to do the small things well — not the ones who rush a property to market in mid-January with damp patches still on the ceiling and a garden that hasn’t been touched since August.
